Renting Guide

  • Set your budget

    You need to target properties in you budget range. Remember your bank account must have enough money to bear initial costs like

    1st rental payment

    Security deposit (usually 5% for unfurnished and 10% for furnished properties)

    Agent’s service fee (Agency fee/Commission)

    Ejari Registration Fee

    Dewa Connection Activation Fee

     

  • Hire an agent

    Select particular area and hire one of our area specialized property consultant to advise you best available options.
  • Inspect the property

    You can get an appointment with our property consultant who will show you properties. You can inspect property carefully including maintenance, interior and air conditioning etc.
  • Make an Offer

    Once you finalize a property of your choice, you can make an offer of rental price to landlord. Which will be accepted upon mutual understanding.
  • Secure/Book Property

    Offer accepted? Now you need to book your property by paying a security deposit.

  • Sign Tenancy Contract

    To sign a lease agreement between you and landlord, agent will collect your documents a.e,

    Valid Passport Copy

    Valid UAE’s Residence Visa Copy

    Valid Emirates ID Copy

    Please be aware, you must have a Valid residence visa if you want to lease a property.

    Following documents will be collected from landlord for documentation which must be with you at the time of signing of contract.

  • Register Ejari & DEWA

    Once tenancy contract is signed by both parties, you need to register that lease in Dubai Land department. Registered form is Ejari, a legal document of your property.

    Right after getting your Ejari registered, you can connect your DEWA (Dubai Electricity & Water Authority) under your name.

  • Handover

    Finally, you’ll get keys, access cards and parking remotes with supporting document to get and live into property. Relax! The place is yours.
